At Garage Doors & More of the Piedmont, we specialize in residential sectional garage doors. We install thousands of doors a year on homes in North Carolina. Some of these doors are for local area home builders. When homeowners are buying a new home, they sometimes get caught up in other areas that often take precedence over their new garage door. In many cases, it seems to not be that important at all. Why would I make this claim? Very often, we see super nice homes with non-insulated or very low grade garage doors. Sometimes, we even see houses that are $400-$500k with no garage door openers installed. The buyers opt to install a low end home store special in hopes to save a few bucks.

Non-Insulated Garage Doors

This may seem like a harmless corner to cut when buying your new home, but it can mean quite a bit when you move in to your new place. Not only are non-insulated garage doors super noisy, but they actually create sweltering hot garages in the summer time. You see, most residential garage doors are steel. When they get direct sunlight, the door heats up and acts as a heating element. This creates for a very uncomfortable space. If you keep your garbage can in your garage, it makes for a very hot and smelly space. My recommendation, pay the extra to your builder for an insulated door.

Low Grade Brands or Models

You may have confidence in the new home that you are buying because it’s being constructed by a national builder, but you may need to take a closer look. When we started shopping our doors and services to national builders, we began to visit job sites to see what products that we had to sell against. When we looked at the offering of our competition, we started to get excited. We were appalled by the low grade products that were being installed on very nice homes. When we began reaching out to the builders, this seemed to be what they wanted. Cheap and easy to sell.  Some of these products were built to sound good on paper, but are intentionally misleading buyers in to thinking that they are high quality. For instance, a notorious brand that produces builder grade doors sells a product that has steel door sections that are only 1″ think. Most single and double layer garage doors are 2″ think. This door is actually 1″ thick, but has a few supports built in that stick out at the top and the bottom. They use these supports as a way to claim that the door is 2.5% thick. 19″ of the 21″wide section is 1″ thick, yet they used the measurement on the braces as the section thickness, odd. The next oddity that we noticed was that the back of the door seemed like some type of paper. Most garage doors have sections that are steel on both sides or even vinyl on the backside, but this felt like some type of paper. I could go on about the spring system and other low grade parts, but I digress. When buying your new home, ask to see a sample of the door that you are buying and cost differences to step above the entry level.

Installing Your Own Garage Door Motor

It may seem like a good idea to pick up a garage door motor at a home store and not buy the motors offered by the builder. In my opinion, this is a mistake. Not only are most home store units very low grade, but many garage door companies will not warranty a door in which a customer has installed a motor after installation. Saving a few dollars now, could cost you big in the long run.

Pella Garage Doors

Pella Garage Doors are quickly becoming one of the more popular garage doors on the market today. For decades, Pella has produced some of the finest windows in the country. A great manufacturing process, innovative products, quality materials and superb customer support has made Pella a household name. For this reason, Lowe’s Home Improvement has borrowed the Pella name to sell Amarr garage doors. For years, when you visited Lowe’s to look at a garage door you were sold a brand called Reliabilt. Those of us in the industry knew full well that Reliabilt did not manufacture garage doors. Reliabilt was just the name plastered on the side of Amarr garage doors. In the vast number of cases, the door wasn’t even labeled as Reliabilt. They were sold as Reliabilt, and then a local door installer would pick up an Amarr garage door at the local Amarr distribution center and install it on your home.  Now, Lowe’s has stepped it up a bit further and put together a licensing deal with Pella. How do I know all of this? It’s simple, Amarr has approached me directly to license the Pella name for my website clients and for my local service centers. It’s the same Amarr garage doors that I sell on this site, yet adding the Pella name adds several percentage points to my buying cost. Sadly, I would have had to pass that cost on to my clients. In the end, I thought that it would just be more advantageous to pass the saving of using the Amarr name over to my clients and educate them on the fact that it’s the exact same door, off of the exact same assembly line, delivered by the exact same Amarr trucks.


It is our thinking at Garage Door & More that the buying power of our dollar has been reduced to the point that charging more for the exact same product makes no sense for the American Homeowner.  Amarr is an American made  brand widely accepted as having some of the finest and most unique doors available today. In today’s blog post, I’d like to examine many of the coupons that garage door companies offer in their advertising campaigns. I’ll break these out in to sections based on the most common. I’d like to say right up front how utterly useless some of these coupons really are. That’s why you will see that Garage Doors & More doesn’t offer many of them.

Garage Doors

Let’s start with the most useless of them all. The ole’ $100 off a single door, or $200 off a double door coupon. These coupons are utterly worthless. 1st of all, most people have zero idea what a new garage door even cost, so giving them a dollar amount off means nothing. It just leaves so much room for shady door guys to add the coupon value to the quote, so they can knock it back off later. Garage Door Springs

This could be the shadiest of all ads and pitches in our industry. Many door companies advertise online and when you call them that their springs are $89 each. Here’s the big secret, they don’t mention that there is a service call and an installation fee once they arrive. What some of the worst companies also fail to mention is that when you need your garage door opener limits and forces reset to work well with your new spring system that you will incur even more labor charges. Tune Ups

It would be great if the public had awareness to keep their garage doors in great working order like they do their cars. Maybe our very own pitchman like Mr. Goodwrench. Right now, it’s just a pipedream. Most homeowners give their door systems little attention until they are in serious need of TLC. However, there are a few that take preventive measures and get their scheduled maintenance as suggested by door and opener manufacturers. For these diligent few, coupons for tune ups may come in handy. What we have found on many occasions is that these $49 to $59 tune up offers are not all inclusive. In most cases, the service call fee of as much as $89 exceeds the cost of the tune up itself. That great deal of a $59 tune up winds up being north of $150 due to the fine print. General Repairs

When it comes to reputable door companies, these coupons are generally a good value. Companies like ours use a standard price sheet that we quote labor and parts prices from and we have no issue showing the customer exactly how we arrived at a price. I would just be wary about any coupons with a huge face value over $50. We tried higher amounts in the past while building our company and those amounts can’t be sustained while keeping reasonable every day prices. Get a free service call here.

Before embarking on a rant about garage door openers, I will have to admit that I’ve crossed the line here myself on my garage door opener coupon offers. I don’t think that offering garage door opener prices without labor is the best way of doing business, but our response doubles when we offer an opener at a low price with fine print of, “Installation Extra”. Now, if you look on this site today, you will see opener prices and those include professional installation. Since we don’t sell parts to the public for DIY installation, it just makes little sense to not include the labor. When it’s not included, the price is pretty much arbitrary anyway. A $219 opener with a travel fee and installation is often up to $400. Why go through the pains of trying to explain that away. No need, just offer a great all-inclusive price on your site! Price vs Value

In today’s blog, I’d like to discuss garage door prices. Well, this blog isn’t just about the pricing of garage doors, but about purchasing nearly anything. Most don’t recognize it, but it’s all an emotional experience.


A great deal is really only a perception. The same price for the same product to two different clients could leave one buyer with the warm fuzzies while the other client has buyer’s remorse. Why is that?


In most cases, it comes down to customer service. In my company, we see this from time to time. Some staff members can do a fantastic job of matching a customer to the right product, while others don’t ask enough questions. They don’t go the few extra steps to educate the client and make sure that we recommend the best buyer- product match. Sometimes, there are customers that just aren’t right for our company. Many prospective clients want to buy parts, want used doors, or want dented and damaged door panels. To them, a superior product has no real value. Our great customer service means little because they only want a minimum viable product. We just aren’t in that business.


There are also cases that customers don’t feel as if they received top value because some technicians don’t take the time to fully explain the advantages of our product, the manufacturer’s warranty, proper operation, care and the additional services that we include in our packages that go above and beyond what any other door company provides. The truth is that if the customer is not aware of what they are getting……………………………………… then it doesn’t exist.


I often ask our staff members a very important pricing question. I’ll generally hand them a book off of the shelf in my office to illustrate the point. money


“What is this book worth?” They often flip the book over, check the price tag on the back and recite the price listed.


Is the price tag the real value of any product? I would certainly hope not. Why would a person exchange $30 for a random stack of useless paper? If the content in the book does not well exceed $30 then you would not part with your money.


At our door company, our openers, springs and door installations are generally sold in inclusive packages. These packages include extras that other door companies use to nickel and dime you with. When these extras are not explained, customers take them for granted.


So, as I’ve often contended, price is just an arbitrary number. Value is what customers want. They want a product, a warranty and service that well exceeds the price that they pay.


Don’t just give a customer a price, give them value for their money.


Should I Repair or Replace my Garage Door?

This is a question that we get quite a lot from our customers. Many homeowners have garage doors that still look fine, but they are in need of maintenance or repairs. These are some of the issues that we run in to and a little insight that may help you make the best choice for your home.

Bent Door Section(s)

A typical garage door is made up of 4 or 5 door panels depending on the height of the door. Quite often, door panels can be damaged but the rest of the door is in perfect working order. In some cases, door replacement is the only option because manufacturers sometimes discontinue product lines. It comes as a shock to some, but garage door panels are not interchangeable between manufacturers and other models even within the same product line. Our rule of thumb is that if you damage more than 1 panel, then it is best to buy a new door. The reason is simple. The cost difference in those panels and a new door kit is insignificant.

Broken Garage Door Spring

A broken garage door spring can be quite a hassle.These springs often break when you are leaving home for work or coming in from an exhausting day. While a broken spring is the signal that your door has some wear, it’s not the death knell for your door system. More times than not, we recommend a spring and roller replacement package. The average lifespan for a garage door spring is 10,000 cycles. A cycle is your door opening and closing 1 time. Your rollers are rated for the same number of cycles. A spring replacement plus a lube and tune on your door and opener should have you up and running for another 7-10 years with proper maintenance.

Garage Door Opener Malfunction

It comes as a shock to many that call in to our office, but garage doors and openers are generally manufactured by separate companies and have different life cycles. A garage door opener on the fritz is no indication that your door should be replaced. If you have an opener that is giving you trouble, call your local garage door company and they will be able to repair or replace the unit without having to bear the expense of a new door.

How to Choose the Right Dock Plate

Choosing the correct dock plate is extremely important, as an incorrect plate will not fit properly, and could cause additional damage to the dock. The right capacity and size will help to ensure better performance. In this article, we’ll look at all of the things that you will need to consider when you are buying a dock plate.

Safety Is Always Important

The dock plate you choose needs to be right for your application, not just the cheapest option you can find. It needs to be able to work under conditions specific to your country. The difference between the types of forklift in use is more important than you might imagine as well. The three-wheeled forklift will generally need to have a dock plate with a higher weight capacity.

To determine the necessary weight requirements, determine the lifting capabilities of the biggest piece of equipment you will be using. Multiply that by three. When trying to calculate the proper length for the plate, you have to look at three different elements. First, you need to choose the dock height. It is also important to know the height of the truck bed, and the type of loading equipment you will be using on the dock.

When choosing the right length, you have to consider the height differential. This is the number of inches up or down that the plate will need to accommodate. If the dock is 48” high, and the edge of the trailer is 52”, then the differential would be 4”. When you are choosing the right plate, you need to find one that will be able to accommodate all of the different trailers that come through your business.

Because all companies are slightly different in what they need, it might be advisable to speak with a professional who can help you with your calculations, simply so you can be sure you are buying the right product.

What’s the Cost?

Another one of the most important elements to consider when you are buying a dock plate is the price. Different types of plates have different costs, naturally. While the manufacturers will have different prices, the cost goes beyond just the company that makes the product. Steel is larger and heavier, and it can stand up to heavier weights. However, it tends to be cheaper than aluminum, which is much lighter.

The Shipping

The shipping costs for these products will vary too. Naturally, steel is heavier and will have a higher shipping cost. When considering shipping, make sure you know just how long it will take before the plate arrives. In some cases, it can take time to create a plate that’s perfect for your company.
